For a certain large corporation, the former AstraZeneca pharmaceutical facility at 50 Otis Street in Westborough, MA lends immense promise to the future of advanced manufacturing and research. SMMA, alongside client and development firm Atlantic Management, is helping the tenant transform and redevelop the site into a 350,000 sf state-of-the-art Innovation Hub. This new facility will incorporate lab, manufacturing, and corporate office space.

Our team has been master planning the campus for years, including civil engineering infrastructure, landscape architecture, building systems, and building architecture. “Before we knew who the tenant was, we set out to design a flexible campus that could be used by any corporation with research and development (R&D) and manufacturing needs. Our goals were to expand the carrying capacity of the campus while celebrating everything it could be,” explains Brian Lawlor, Project Manager. “There aren’t that many campuses with this kind of growth potential and extraordinary natural features: it’s a beautiful piece of land. We’re making sure that all development remains in areas that have already been developed, and that we aren’t disturbing the natural landscape. Everything, including the pond, woods, walking trails, will be maintained.”

Additionally, we are providing core and shell services for the new building. It will be designed with the flexibility to allot employees the freedom to bring their research and technology with them, wherever and whenever they need it. Atlantic Management and SMMA have already led several meetings with the Town of Westborough about the project, strengthening partnerships and goals between the Town, Owner, design team, and tenant. Scheduled to open in 2021, 50 Otis Street will give back to the community it serves: it will bring over 200 jobs to the area and support the tenant’s future growth as it continues to take the lead on engineering research and manufacturing.
